Every year, Strata buildings in Sydney and throughout NSW are required by law to have an annual fire safety inspection, to assess the condition of the buildings’ emergency lighting and fire safety compliance. We can assess your 2021 Fire Safety Report and replace the emergency lights or the emergency battery that has failed with new LED lights or simply just the battery to save you considerable costs while meeting your statutory requirements.
LED lighting is the most advanced technology and therefore the most preferred upgrade method.
Often it is just the battery that has failed, not the full luminaire and if the LED fitting has been designed in a certain way, you can simply replace the failed battery and not the whole fitting. This is a much more cost effective solution, while keeping to your legal obligations.
After the failed emergency lights / batteries have been replaced, you will receive a fire safety statement / statement of repairs that will be signed by a licensed electrician.
If your fire safety report says “battery failed 90 minute duration test” then you may be able to replace the battery alone, if the fitting allows for it, without having to replace the entire LED light fitting.
We have provided this exact LED lighting solution to many strata buildings and saved a considerable amount of money for the executive committee on their lighting installation. You can halve the cost by replacing only the batteries while maintaining your legal obligations to fix any failed emergency lights.
During an LED lighting upgrade of the entire strata complex, we replace outdated T8/T5 fluorescent tubes with new LED battens. These LED lamps are high tech 4FT fittings that we designed with our manufacturer. They feature a battery that can be externally replaced without the need to replace the entire fitting when the battery fails the 90min duration test. The battery is always faster and cheaper to replace than the full LED luminaire. This is particularly valuable and cost saving when you consider that your annual fire safety report is more often than not, full of failed batteries as opposed to failed LED fittings.
The following emergency lighting will appear on your fire safety report if they fail:
- Emergency Oyster lights that can be replaced with LED Oyster lamps
- Emergency Exit Lamps that can be replaced with LED Exit Signs
- Batteries for Emergency lighting that can be replaced with new batteries if the LED fitting allows for it
- 2FT and 4FT Emergency luminaires that can be replaced with 2FT and 4FT LED full fittings
- Emergency Spit Fires
Whilst we do not conduct the fire safety audit, we have qualified electricians who can replace the failed batteries and LED fittings that are reported on your fire safety report. Post installation you will be issued with a Certificate of Compliance of Electrical Work (CC-EW) and a Statement of Repairs, signed by the electrician.
These documents will ensure that you meet your legal obligations and they can be passed on to your Strata Manager and fire safety auditor for approval of the installation works.
